TECHNICAL DESCRIPTION
Boundary: To mark the boundary a reinforced concrete wall of about 2
meters high has been built.The exterior of the wall is completely
finished in natural stone and the top is covered with railing and
plants.
Sewerage: Waste and rain water will be drained off into the municipal sewerage system.
Inventory of the site: The site is
equipped with the following facilities and provisions.The park has been
laid out with subtropical vegetation.
The park has an open swimming pool.These are surrounded by a sun-terrace tiled in travertin marble.
Foundation and construction: The
foundation and building construction have been executed in accordance
with the statical calculations of the builder, after having been
approved by the municipal authorities.
Floors: All floors are constructed
in 32 cm thick reinforced concrete.Moreover every floor of the building
has been installed with sound insulation.
Facades: The facades have been painted with weatherproof silicone paint in light colours.
Walls: The inside and outside
walls have been constructed of hollow bricks which reflects sound and
heat.Ceilings and floors consist of reinforced concrete with sound
insulating material.Outside and unit dividing walls are 20 cm
thick.Inside walls are 13 cm thick.
Top: The roof of the building has been built of 32 cm thick reinforced concrete.
Exterior fittings: The exterior
window frames and windows are made of synthetic material and metal
frames on the inside.The windows in the apartments have been designed
as turn and tilt windows.The interior and exterior window sills have
been finished in soild marble sheets.The windows in the bathrooms,
toilets and storerooms have been constructed as window-frames with
fixed panes.The living rooms have built-in patio slidin doors.The
apartments have steel decorative/security doors.
Interior fittings: The apartments
have wooden interior frames.The inside doors are American style wooden
panel doors and have been installed at a height of 200 cm.
Glazing: All exterior glazing is thermopane.
Stairways: The staircase and the stairs in the penthouses have been built of reinforced concrete and finished in marble.
Wall finishing: All the rooms with
sanitary facilities have been fully tiled.The inner balcony walls have
been tiled and finished with marble sheets.The interior of the
apartments have been painted.
Floor finishing: All floor
surfaces in all the buildings and in the apartments have been finished
in first rate marble.The skirting boards have also been finished in
marble.
Ceiling finishing's: All the
ceilings, including the living and bedrooms have been painted white.The
corners and edges have been fitted with plaster ornaments with indirect
lighting and halogen spotlights including dimmers.The bathrooms have
been fitted with a suspended ceiling and lamellae.
Kitchen set-up: The luxury fitted
kitchen will be made of MDF and painted white.The kitchen is equipped
with a worktop made of marble.
Bathroom set-up and sanitary
facilities: The bathroom has been fitted with a marble wash-stand and
includes designer bathroom furnishings with a mirror and halogen
spotlights, made of MDF and paint white.All bathrooms are equipped
with a toilet and shower cubicle.
Gutters and rain water pipesÇ The rain water pipes have been made of PVC
Water pipes: The pipes for hot and
cold water have been made of synthetic material and installed in
accorddance with local rules and regulations.The coldwater pipes have
been installed from the water meter to the following connections:
- The mixer taps in the bathrooms
- The water closet installation in the bathrooms
- The mixer tap in the kitchen
- The tap for the washing machine and the dishwasher in the kitchen
- The tap on the balcony and / or terrace
The following connections have been made to hot water:
- The mixer tap in the kitchen
- The mixer taps in the bathroom
Hot water supply: Hot water is generated with the aid of an electric boiler to each apartment.
Ventilation: The bathrooms are ventilated with the aid of air shafts that are connected to the internal shutter system.
Electrical installation has been
fitted conforming to local rules and regulations.Each seperate room
hasample grounded wall sockets and two-way switches.All living and
bedrooms have CAI and telephone connections.Moreover all living and
bedrooms have split air conditioners for hot and cold air.All of these
facilities, except the telephone connection, have also been installed
on the large balconies and roof terraces.
Lift: Thebuilding is equipped with a lift.
Guarantee: The municipal
authorities ( Yapi Denetim) guarantee the construction of the building
for a period of 15 years.Çay Construction warrant an overall guarantee
of construction of the building for a period of 5 years.
