Purchasing Procedures
Vatan Real Estate helps its customers at every step during purchasing of a property in Alanya. We will assist our customers in the following legal procedures when purchasing a villa, apartment or plot.
Payment Options
- Vatan Real Estate offers a range of purchase options that vary depending on the property in question. For example, the payment options for a finished property will differ from that of a property at the planing stage. If you are interested in a particular property, please contact us to find out more details.
Financial Advice
- We have teamed up with an independent financial advisor that you may contact with respect to the options available to you when purchasing property abroad. We do not receive any fee from their services. Naturally you are free to discuss your financial options with an advisor of your choice. We offer you the following options as they are already familiar with business.
Legal Requirements
- The named purchaser, or an officially appointed representative, are the only individuals that can sign the ownership and legal documents (TAPU). The named purchaser and/or their representative must personally attend the appointed office in order to finalise and collect the purchase documents.
- A copy of the buyer's valid current passport.
- 2 x colour passport photographs.
- If the property is being bought as a joint venture, copies of valid passports and photographs are required for each individual.
Buying Property
- Buying property in Turkey is a good investment. We at Vatan Real Estate offer you properties to suit any budget. Our staff is at your service to help you with all the formalities at every stage of the purchase. Buying a property through us in Turkey, is easy and without any risk.
- Conveyance is executed in the Land Registry Office, which is a State Department. No other department, authority or person has the power to transfer to your name. The new owner of a property receives a Tapu (title deed) in Turkish. A Tapu is the official document proving ownership of a property.
- The conditions for real property acquisition by a foreign national person in Turkey are set out by the Land Registry Act number 2644. Foreigners can buy properties within the municipal boundaries. According to "The law of military forbidden zones", properties in such specified areas cannot be sold, transferred or rented. Foreigners wishing to buy property in such zones must apply to the Tapu Office to apply for permission from the military office. Such applications may take a couple of months to obtain permissions. A Title Deed is transferred upon receipt of said military permission.
Extra Costs
Property Tax: Approximately 0.5 % based on the value declared by the Belediye (Local Authority)
Sales Tax: Approximately 3% based on the value declared by the Belediye (Local Authority)
Regional Government Tax: Dependent on size of property
Legal Fees: Preparing the Tapu, registering the sale, notary charges, translator fees etc.
Connection Charges: Water, electricity, gas etc.
Agent Commision: 3% commission charged on the selling price of property
Electricity
- New connection of electricity meter:Approx €100 (once only)
- Name transfer of an existing connection: Approx €50 (once only)
- Energy cost per kwh: Approx.€0,20
Water
- New connection of water meter: Approx. €60
- Name transfer of an existing connection: Approx. €50
- Water cost per m3 : Approx. €0,8
